Ensuring good quality indoor air - whether it is specified under regulations or guidance from professional organisations - depends on more than just the quality of the air filters installed in the system.

Through a specialist engineering division Nationwide provides a range of support services from gneral consultancy and system modification through to environmental assessments, condition monitoring of air filters and HEPA validation.

FM Support Services

The popularity of outsourcing facility management functions, along with the growing body of knowledge on the affects of airborne contaminants on people and production processes within a building, is placing new burdens on Facility Management companies to keep abreast of this literature, best practice guidance, and regulations. The QAM division provides the additional expertise and, if necessary, manpower, to deal with immediate problems but also ongoing support if required.

Getting into the Plant Room

Central to Nationwide’s approach to air quality management is the concept of ‘getting into the plant room’. It is impossible to advise on the best course of action without knowing what is going on in the system. More money lost and air quality compromised through badly fitted air filters resulting in air bypassing the filter entirely through worn out seals, lack of retaining clips, or the incorrect header size used on the installed filters. Fitting a bag filter in the incorrect plane uses more energy than is necessary. ‘Getting into the plant room’ and conducting a comprehensive survey is the first step towards saving money.

Total Filter Management

The concept of Total Filter Management was pioneered by the QAM division over ten years ago. The objective was to provide a single centre of expertise able to manage all aspects of air quality within a building, either direct to the owner or the FM company contracted to provide general building management. QAM has the experience and expertise to ensure that their clients meet all regulatory requirements now and in the future. Clients select either all or specific services available according to their requirements.

	Duct Modification & Cleaning	The QAM Division can provide a full ductwork service in compliance with the stated regulations and guidance documents.
	Environmental Analysis	Environmental Analysis considers any or all of the following: temperature and humidity; temperature classification; light; light distribution; noise; air volume; clean air classification; testing of toxic and non-toxic materials.
	Filter Gauge Maintenance	Ongoing monitoring of the pressure drop across air filters is an essential part of managing an air handling system. Manometers and Magnehelic gauges both require regular maintenance checks which can be carried out by the QAM Division.
	AHU Cleaning & Component Servicing	If a system survey reveals dirt, particularly on internal AHU surfaces and system components such as heater or chiller batteries it is advisable to undergo a full clean and service.
	Air Filter Supply, Fit & Disposal	The QAM Division can undertake this task, and is registered under The Control of Pollution Act (1989) for transportation of Controlled Waste (Registration of Carriers and Seizure of Vehicles) Regulations 1991.
	Air Sampling	Air sampling can test for a wide variety of airborne contaminant. At its most basic level particle counts at different locations within the air handling system and in occupied areas will indicate the effectiveness of the air filters.
	Condition Monitoring of Air Filters	The objective is to develop a picture of performance to obtain the optimal operating life of the filter and to produce a filter change schedule to make efficient use of resources and minimise downtime.
	Consultancy Service	You think a problem may exist, but not sure if it really does or what it could be. The QAM division will conduct an initial survey to advise on problems and potential solutions.
	Filter Housing, Seals, Clips, Access Doors, Framework	Assesses the integrity of filter fit in the housing and frame, quality of seals and clips, and fit of the access doors to establish whether any modifications are required to eliminate air bypass to ensure that only filtered air enters the system.
	HEPA Testing & Validation	The QAM Division is able to offer a full service, including ongoing testing and validation.
	Risk Assessments & Method Statements	Produced for all aspects of work undertaken by the QAM Division, but also available as a service to clients where their own engineers will be required to carry out the necessary works.
